what to expect

Every project is unique but there is a general way of breaking down the method of going from initial enquiry to moving in day. This is outlined by the RIBA work stages, which run from stage one to stage six.

Hinson Design offers services across all stages but you can still get in touch if you just need a feasibility study, some design ideas or a hand with a project that is already further down the line.

stage one

Preparation & Brief

The first stage involves getting things clear and in order before design work begins. This includes meeting you at your property to discuss the brief, budget and to see the site in order to work out if the project is feasible.

A fee proposal will be issued to you’d like to work with me, paperwork will be drawn up and a measured survey carried out.

Stage two

Concept Design

This stage involves me sketching and modelling designs, refining the design through iterations, guided by cost estimates, research into local planning policy and the nearby context, as well as discussions with yourselves.

This stage may include input from a structural engineer if it is key to the project and could include submitting a pre-application if deemed helpful for more contentious or sensitive schemes.

By the end of this stage there will be an agreement as to what your project will look and feel like.

stage three

Spatial Coordination

This is the stage where the early sketches are developed, drawn up accurately using computer software and including input from engineers. Key external materials will be settled on and the layout of the project will become more fixed.

The end of this stage will usually end with the submission of a planning application, if required. Other permissions may be required, such as listed building consent.

Stage four

Technical Design

This stage can be commenced whilst awaiting planning permission or can be carried out on approval of planning permission. It will involve a level of detail to be added to the drawings, with information added to them that will allow for contractors to price for and build the project.

This will be the chance to finalise fixtures and finishes, ensuring that the contractors price everything in and minimising the chance of unexpected increases later on.

A building regulations application is likely to be issued at this stage, to ensure that the project is built to regs and will be signed off on completion.

Stage five

Construction

This stage starts with the appointment of your chosen contractor and then it’s time to get started on site. Site visits and queries from yourselves and the contractor will be the main input from me at this point. At completion, I will check the project has been carried out a a good standard and that the relevant certificates are obtained.

Stage six

Handover

The project is complete and you can move in to your new space. The final things to do are to check for defects that might arise after the contractors have left and to take photographs to record the project.
